When our client Amy and her husband Andrew bought a townhouse in Mount Lawley sight unseen from Sydney in late 2023, they had no idea just how much value they were about to unlock. Purchased for $540,000, 4/57 Third Avenue Mount Lawley was snapped up while the couple were living interstate. With Amy relocating to Perth for work, they saw potential in the property and decided to make it their next big project.

Fast forward just over a year, and the townhouse has just sold for a remarkable $871,000. That’s a profit of over $250,000, thanks to clever, cost-effective renovations, a strong market, and Amy’s fabulous taste.

Amy estimates they spent around $80,000 on updates that focused on key areas that would have the most impact – a new kitchen and laundry/scullery from Kitchen Craftsmen, an updated powder room plus new flooring, window treatments and lighting throughout. The upgrades were stylish but smart, striking that sweet spot between affordability and high-end appeal.

The kitchen cabinetry features Polytec’s Amaro finish, while Dulux Vivid White skirting boards and trims and Snowy Mountain Half walls gave the home a crisp, cohesive feel. Tiles from Terra Nova new lighting from Beacon and handles from Lo & Co added depth and detail while S-fold sheer curtains from Freedom elevated the original sliding doors and added a soft glow to the rooms.

It’s hard to describe Amy’s aesthetic; effortless, curated, and absolutely beautiful, every space felt intentional, warm, and liveable. There was even a pair of fluffy cats that matched the furniture (no joke!). Her styling was so on-point that all we had to do was bring in a few cushions, some outdoor furniture, and plants to finish the look for home opens.

The complex itself had major charm (think Melrose Place vibes), with friendly, wine-loving neighbours who gathered out front during inspections to swap stories and scope out potential new residents and vote for who they liked the look of. And yes, neighbourly people-watching is a thing!
