Embarking on the sale of our own property was more than a mere transaction for us. As seasoned real estate agents, we decided to practice what we preach, applying our own rules of renovating and staging to not only transform our old house but to secure the best possible price for it.
Located on Bayley Street in Dianella, the home’s journey mirrored the ups and downs of the real estate market – the property had an initial valuation of $830,000 in 2014 but ended up plunging to a low of $650,000. Juggling a range of tenants that ranged from good to challenging, we faced a crucial decision when our last tenant moved on. Given the buoyancy of the current market, we decided it was time to implement our own real estate sales strategies and put the property on the market.

Armed with our collective real estate knowledge, we assessed the home’s condition and crafted a strategic plan. The goal was clear – we needed to apply the same rules and recommendations we have given to our clients over the years to ensure that we got the best price possible.
DIY magic
Investing time, effort and $14,000 into various improvements, we dove into the reno process which included fresh paint and landscaping and a last-minute decision to use grout pens on the floor tiles. From the kitchen doors to the bathroom bench tops, every room received attention.

Embracing our inner DIY spirit, we painted the fences, concrete floors and gutters. Creative touches, such as folded sheer curtains from Freedom in the master bedroom and upgraded lighting throughout, further enhanced the look of the property.

Staging for success
Understanding the importance of presentation, we meticulously staged the home. Our expertise helped us create an environment that resonated with potential buyers and every detail was thoughtfully considered to showcase the property’s full potential.

The big reveal
The culmination of our efforts exceeded our expectations – Bayley Street went from a challenging rental property to a fabulous example of successful real estate practices. It went to market on a weekend and the sale price ($965,000) surpassed our expectations. Closing the chapter on Bayley Street, we reflected on the power of applying our own rules of renovating and staging to achieve a fabulous outcome.
