Before & after: Swift makeover pays off for interstate seller
As outlined in our last blog post, we are selling quite a few properties for interstate sellers at present. Given current border restrictions mean our sellers can’t be physically present, we’re doing the groundwork for them and achieving fabulous sales results in the process.
We recently sold a home in St James for a seller that lives in Victoria. On first appraisal, we felt it would fetch around $330k-$350k if sold unrenovated and $400k if improvements were made. Under our advice, the owner decided to renovate the property and given the eventual sale price, it turned out to be a great example of how you often need to spend money to make money.
The renovation included fresh paint, new downlights, carpet and wood-look laminate flooring. The bathrooms were overhauled, the property had new air conditioning fitted and the garden was given that all-important refresh. When it came to the kitchen, its glow-up came courtesy of a new benchtop and appliances as well as fresh subway tiles.
Next up, we employed our best staging tricks to give the property a modern yet warm and lived-in feel. After taking the property to market we conducted two weekends’ worth of home opens and had plenty of immediate interest. An offer was secured on the second weekend and the house has now sold for $445k, which was $100k over our initial appraisal. Not a bad result given our client spent $40,000 on the renovation!
